The setting
Pererenan is a desa of 4.46 square kilometres in Kecamatan Mengwi, Badung, with a 2016 population of 3,191. Together with Buduk and Tumbak Bayuh it once formed a single customary cluster, and the three later separated into their own villages. The beach is black sand with fast, powerful waves and a separate barrel, best from April to August, and a twelve-metre Gajah Mina statue stands on the reef rock.
Village life still shows. Traditional Balinese compounds remain on village land away from Jalan Pantai Pererenan, alongside gated modern ones. Time Out placed Pererenan third in a 2024 ranking of the coolest neighbourhoods, citing its greenery, new pavements and lighter traffic than central Canggu.
West along the coast, Munggu, a desa of farmers and fishermen, was designated a Cultural Tourism Village in 2010 under Badung Regent Regulation 47/2010, updated by 22/2021. Every 210 days, on Kuningan, more than 2,000 participants join in the Mekotek ritual, which begins at Pura Dalem Munggu. Lifestyle writers group Munggu with Seseh and Cemagi as the quiet stretch of the west coast, though Seseh and Cemagi are separate desa. Jalan Raya Babakan Canggu links Babakan to Pererenan and Seseh.
The villages and their stock
The beach strip carries the densest building. In Pererenan the common product is a two or three bedroom leasehold pool villa, but the top of the market is larger. The twenty highest-priced Pererenan listings on Rumah123, accessed 29 October 2026, included an 11,700 m2 freehold beachfront estate asking IDR 197 billion, main-road villas on 4,800 to 4,810 m2 asking IDR 85 billion to 90 billion, and a group of six-bedroom villas on 1,900 to 1,960 m2 asking IDR 70 billion to 75.2 billion. Freehold in such a listing means Hak Milik, a title reserved for Indonesian citizens.
Tumbak Bayuh lies directly north, 2.37 square kilometres and entirely inland. Agents market it on larger plots, and 69 listings sampled in August 2025 ran from IDR 2.23 billion to IDR 31.5 billion asking, tenure not distinguished. Its Gambuh dance tradition dates to roughly the 1700s, and padel, coworking and gym venues now sit along its main roads.
Furthest from the sea of the four Badung villages, Buduk is also the most densely settled, with 7,463 people on 2.77 square kilometres in 2016. Two agent listings place the beach at Pererenan between 15 and 18 minutes away by car, and Jalan Raya Canggu is roughly 3 km away. Large raw parcels appear here, such as a 2,500 m2 plot with rice-field views.
Across the regency line in Tabanan, Kaba Kaba grew around Puri Gede Kaba-Kaba, a former royal seat whose gates and sculpture show Majapahit influence. About 323 of its 625.5 hectares are subak rice field. Its largest house is an eight-bedroom estate built on former royal land in Banjar Beringkit, now let commercially rather than sold. Buwit, its small western neighbour, borders Munggu to the south and shares one banjar, Deloduma, with Kaba Kaba’s customary village.
Asking prices, with dates
These are asking prices, not sales. An agency index of trophy homes put the apex asking band for Canggu and Pererenan at US$2 million to US$5.5 million in May 2026. A 2026 agency land guide quotes prime leasehold land in Pererenan at IDR 40 million to 50 million or more an are each year, while beachside leasehold listings sampled in mid-2025 ranged between IDR 25 and 56.6 million an are annually.
In Munggu, a handful of land listings in September 2025 started near IDR 700 million an are and reached IDR 2.5 billion, freehold and leasehold mixed. In Kaba Kaba, agency listings live in September 2026 asked US$250,000 to US$650,000 for three bedrooms and US$595,000 to US$875,000 for four and five bedroom villas and estates, tenure not stated. One relocation guide reported Pererenan prices and rents at 20 to 40% below equivalent Canggu stock in 2026.
Title, zoning and the regency line
Hak Milik is for Indonesian citizens only. A foreign buyer may hold a notarised lease (Hak Sewa), which BPN does not register; Hak Pakai personally, at no less than Rp 5 billion for landed homes in Bali under Kepmen ATR/BPN 1241/SK-HK.02/IX/2022 and a 2,000 m2 cap; or HGB or Hak Pakai through a PT PMA. Courts treat nominee arrangements as void, and Perda Bali 4/2026 bans them.
On the Badung side, zoning follows Perbup Badung 34/2022, the Mengwi RDTR for 2022 to 2042, and the regency’s detailed plans are reported to cover all of its land. The pink, yellow and green of agents’ listings are shorthand for the tourism, residential and agricultural or protected zones of Perda Bali 2/2023, where villas are prohibited on green land, with narrow exceptions. Perda Bali 3/2026, effective 4 March 2026, treats beaches as public space and sanctions any business that blocks customary or local use of the coast. It does not itself set a setback distance in metres.
On the Tabanan side, detailed-plan coverage was reported at 15.93% in July 2024, so a parcel’s zone is harder to confirm. Tabanan is among six regencies that agreed to stop pushing new hotel and restaurant development from 2026 in exchange for a share of hotel and restaurant tax, an arrangement whose legal form has not been confirmed. Province-wide, conversion of productive farmland to commercial use has been held under strict control since 16 September 2025, and Perda Bali 4/2026 makes converting LP2B paddy to villas a criminal matter. Rice field makes up roughly half of Kaba Kaba’s land.
Living here
The beaches differ. Pererenan’s waves are fast and strong, while Munggu’s black-sand beach at a river mouth is quieter and suits intermediate surfers. Inland villages trade the sand for space, with Kaba Kaba about 12 km from Berawa beach, a drive of 24 to 26 minutes.
Services are thinner than in Canggu. Research found a general medical clinic in Pererenan but no hospital, with the nearest hospitals in Canggu, and no school with a Pererenan address. Kaba Kaba has Puskesmas Kediri II on Jalan Raya Kaba-Kaba. Fibre is described as still limited in the northern part of Pererenan toward Tumbak Bayuh.
Pererenan is about 23 km from Ngurah Rai International Airport, roughly 40 to 90 minutes depending on traffic, and Munggu is around 30 minutes from central Canggu. A shortcut from Jalan Gatot Subroto Barat toward Canggu was at feasibility stage in early 2025, with land acquisition targeted for 2026 and construction from 2027.
Before you buy
Start with the regency, then the parcel. In Badung the zone can be confirmed at plot level, while in Tabanan a buyer leans more on the provincial rules and the notary’s checks. Ask for the PBG and SLF on any built villa, since enforcement in 2025 and 2026 has turned on missing approvals.
Weigh water as well as views. Heavy rain flooded parts of the Canggu and Pererenan corridor in September 2025, and BPBD Tabanan gave Kecamatan Kediri, which includes Kaba Kaba, special flood-risk attention in December 2025 because the Yeh Dati river channel has narrowed.
Village land is often inherited, and a sale needs every heir’s consent to stand. Where access runs over a neighbour’s lane, have the easement written and registered first.
We can arrange accompanied viewings across these villages, including homes not publicly listed.
